First State Bank Building Historic Renovation 301 S State Street Greenville, Michigan
The City of Greenville, Michigan has been a regional commercial center for over a hundred years. Fred Meijer opened the first Meijer grocery store in Greenville and expanded it into a $5.5 billion dollar company.
The 2000 US Census shows a ten mile radius population count of 42,198 (up 11.1%) with median household income of $39,020 (up 37.5%). The area offers stable manufacturing employment with Electrolux of Sweden being the largest employer (2,225 employees) followed by United Memorial Hospital (1,000) Federal Mogul (450) and Tower Automotive (330).
The First State Bank building at 301 S. Lafayette has been occupied continuously since 1914 by succeeding banks and was vacated in the fall of 2002 by 5/3 Bank. It is on the most prominent corner in downtown Greenville, the SW corner of Lafayette and Cass, one city block from the intersection of M-91 and M-57. At this intersection, M-91 and M-57 have traffic counts of 13,800 and 18,900 respectively (2005 MDOT). Downtown is thriving and in 2002, the City of Greenville completed a $6 million dollar streetscape improvement project, paid for by the Downtown Development Authority.
Prime Development offers up to 6,080 SF of retail or office space for lease on the first floor of 301 S. Lafayette, now available. The building is undergoing an $800,000 historic renovation and restoration that includes restoration back to the 1918 front façade, (see cover). The renovation includes new storefronts, HVAC units, restoration of brick and re-painting. The upper two floors of the building will be converted into high quality apartments with a separate entrance from the West side parking lot.
